Package 2: Plan Packages Sets for Builders and Self-Builders:
Each set of plans we provide will have the necessary documentation to build your home. As with any project, specific changes on site may be needed to comply with state and local building codes. Before you begin the process of construction, or applying for necessary building permits, you should take the time to consult with local building department officials to get a detailed list of items needed for your building permit. Some areas are very lenient, and some are strict, but the location of the build will determine the zone and all applicable codes will change depending on location. Below are the basic items needed in all areas for a builder to accurately complete construction, but this isn't always enough to pass codes in every area.
Package two is our second level set of plans, and will provide you with the following information.

- What is NOT included:
- Structural Engineering - This is an optional service we provide upon request and will include an up charge.
- Locations of actual duct work - Used for heating and air systems - HVAC technicians typically includes this with their services
- Drawings showing actual plumbing pipe sizes and locations - We provide fixture locations only as plumbing technicians provide this service.
- Electrical Panel Diagrams - This is a service provided by most electricians at the time of installation.
- Location Specific Engineering - This is an optional service we provide upon request and will include with an slight up charge.
- This service is geared toward builders and is used in conjunction with a builders construction knowledge of the fundamentals of construction. This set gives the builder a better, more cost efficient method to keeping up-to-date with homeowner needs for construction needs. We also offer services to help with project structure and planning stages. Please contact us with any specifics for projects to receive an accurate quote.

- Foundation Plan:
- Includes detailed information on systems pertaining to the foundation of your home. Fully detailed and dimensioned plans, exterior foundation walls, post locations, point load locations, footing details and schedules, details pertaining to log wall positioning (if applicable), and a cross-dimension for Pythagorean dimension check for square.
- Floor Plan(s):
- Layout and dimensioning of all interior and exterior walls, doors and windows, details, and any project specific notes as needed.
- Exterior Elevation(s):
- Front, Left, Rear, and Right Elevations of your home with notes about finishes and materials, as well as project specific notes.
- Project Specific Section(s):
- Floor heights, and standard details to apply to most homes, and any specific details needed for difficult to construct items.
- Standard Details:
- Items of typical construction to match most of the items on your standard home.
- Electrical Layout(s):
- This will provide suggested electrical layouts with notes for lighting, switches, television and satellite connections, and diagrams of how the wiring should be placed. NOTE: While most of our plans have suggested electrical, some older projects do not, and will require additional time to complete. Please ask about your project or stock plan if this is a concern.
- Framing Schematics for Subfloor Systems:
- Fully dimensioned framing layouts including sizing, spacing and all applicable information for installing the framing of the sub floor system.
- Framing Schematics for Second Floor Systems (if applicable):
- Fully dimensioned framing layouts including sizing, spacing and all applicable information for installing the framing of the second floor system.
- Framing Schematics for Roof Systems:
- Fully dimensioned framing layouts including sizing, spacing and all applicable information for installing the framing of the roof system.
