All of our plans are put together in a way to help facilitate the building process. This is evident in the structure of our pages and layouts. Each section is put upon the previous and built as the home will be in the “real world.”
This package will provide you with the following:

- Renderings and illustrations of the proposed home
- Local Build Notes
- Schedules
- Project Specific Notes

Foundation Plan
- Includes detailed information pertaining to the structure of the foundation components.

Basement Plan – if applicable
- This page(s) will include the living areas, interior walls and all other non-structural items not included on the Foundation Plan Page(s)

Floor Plans
- Layout and dimensioned pages of all areas of each level of the home
- Exterior and interior walls
- Windows
- Doors
- Details, and all special notes and items that the builder should review before beginning the construction process.
- Main Floor
- Second Floor
- Basement Level
- Roof Plan Layout
- Layout and dimensioned pages of all areas of each level of the home

Exterior Elevations
- Front Elevation
- Left Elevation
- Rear Elevation
- Right Elevation - Or grouped in directions is build site is known.

Standard Sections
- Floor Plan heights
- Standard Info and Details that apply to most homes
- Any specific information needed for difficult to construct items.

Electrical Layouts
- This will provide suggested electrical layouts with notes for:
- Lighting
- Electrical Receptacles
- Switches
- Television (if applicable)
- Satellite Connection Locations (if known)
- Diagrams of suggestions for wire routing and placement

NOTE: While most of our plans have suggested electrical, some older projects do not, and will require additional time to complete. Please ask about the stock plan you are considering.

What is NOT included:
Structural Engineering - This is an optional service we provide upon request and will include an up charge.
Locations of actual duct work - Used for heating and air systems - HVAC technicians typically includes this with their services. Drawings showing actual plumbing pipe sizes and locations - We provide fixture locations only as plumbing technicians provide this service.
Electrical Panel Diagrams - This is a service provided by most electricians at the time of installation.
Location Specific Engineering - This is an optional service we provide upon request and will include with an slight up charge.
Each set of plans we provide will have the necessary documentation to build your home. As with any project, specific changes on site may be needed to comply with state and local building codes. Before you begin the process of construction, or applying for necessary building permits, you should take the time to consult with local building department officials to get a detailed list of items needed for your building permit. Some areas are very lenient, and some are strict, but the location of the build will determine the zone and all applicable codes will change depending on location. Below are the basic items needed in all areas for a builder to accurately complete construction, but this isn't always enough to pass codes in every area.
